Planning a home renovation is an exciting time for many homeowners. For some, it's the culmination of years of dreaming and planning, but for others, it quickly turns into a source of anxiety, stress, and uncertainty. I’ve witnessed this time and time again—what begins as excitement often transforms into dread as the reality of decision-making, budgeting, and unforeseen challenges set in.
In this post, I’m sharing the key steps that will help you plan your renovation or remodel and keep overwhelm at bay. Following these tips will not only make the process smoother but also ensure you achieve the dream space you've been longing for.
Step 1: Research Thoroughly Before Making Any Decisions
The most important step in any renovation project is research. This means understanding what’s out there—trends, materials, and technologies that you may not even know exist. Use platforms like Pinterest to gather ideas and inspiration. Go to stores and talk to experts. Trends evolve quickly, and staying up to date is crucial.
More importantly, get to know how you actually live in your current space. What works for you? What frustrates you? Once you understand these dynamics, you can start building your design around how you and your family function daily.
Step 2: Define Your Project Goals
It might sound obvious, but clearly understanding your project goals from the start is essential. Are you doing a cosmetic update, a full renovation, or something in between? What are the non-negotiables you absolutely need when the project is done? Write them down.
This step can help you stay focused, especially when decision fatigue sets in. For example, if better insulation is a priority for energy savings, don’t let budget cuts compromise this goal. Stay clear on your priorities and what you aim to achieve.
Step 3: Don’t Get Distracted by Trends
While trends like open-plan living are tempting, it’s important to design a home that fits your lifestyle rather than blindly following what’s "in." For example, open-plan spaces may look beautiful, but if you value privacy or noise control, you’ll want to think about incorporating features like pocket doors to offer flexibility.
Stay true to how you and your family live day-to-day. Remember, your home should work for you, not just look good in photos.
Step 4: Create a Detailed Room Plan
Once you have a vision, it’s time to get specific. Start planning each room in detail. I recommend using a room planner, which I’ve designed to help you consider each room’s function, floor coverings, wall treatments, and more. This step will help you visualize your project and pull ideas out of the back of your mind that you didn’t even know you had!
For example, you might realize your kitchen needs to double as a study area. Or you may discover that underfloor heating influences your choice of flooring. These considerations will save you from costly changes down the road.
Step 5: Set Your Budget Early
Budgeting can be overwhelming, but it’s necessary to avoid financial surprises. Based on your room plan, start estimating the cost of each room. Use my pre-populated budget sheets, which list out common expenses from materials to labour. While surprises will come up, being prepared will make them easier to manage.
Once you have your plan, start narrowing down your decisions, visit suppliers, and begin to refine your budget. Keep a contingency fund for unforeseen expenses to help ease the burden when challenges arise.
Key Takeaways:
Research before committing to anything, and don’t rush into decisions.
Define clear project goals and prioritize your non-negotiables.
Stay true to your lifestyle rather than blindly following trends.
Plan each room in detail, considering both functionality and design.
Set a realistic budget and always prepare for the unexpected.
